Project Description

The proposed redevelopment focuses on restoring a landmark historic building, which in turn will help to revitalise the area by attracting new residents whilst still maintaining the architectural heritage that gives the building it’s character. Situated conveniently within Bolton town centre, the development benefits from excellent transport connections including pedestrian pathways, cycling routes, and public transport access. All of which appeal to the modern resident seeking convenience and connectivity.

The plan includes 22 thoughtfully designed apartments spread over the lower ground to the second floor. The design capitalises on the building’s high ceilings, incorporating mezzanine levels on both the upper ground and first floors. These mezzanines add dual-height spaces that create a visually dynamic and spacious interior, enhancing the quality of each unit. The proposal offers a blend of one and two bedroom apartments, catering to diverse resident needs who will be able to enjoy both historical charm and modern living.

A significant portion of the project involves restorative work that respects and enhances the building’s historic character. Central to this restoration is the replacement of windows, ensuring they match the original design to preserve the architectural integrity of the structure. By focusing on these essential elements, the development will significantly improve the building’s exterior appearance while honouring its heritage.

To further enhance the building’s functionality and aesthetics the proposal includes modifications at the basement level, where existing glass blocks will be replaced with windows. This alteration will allow natural light into the basement level apartments, providing a brighter, more inviting living space. The new windows will be designed to match the building’s original style, complete with stone sills and lintels, ensuring a seamless blend of old and new elements.

Overall, this proposal aims to breathe new life into a historic structure. Aiming to make a vibrant residential space that aligns with contemporary living whilst celebrating Bolton’s architectural heritage.
